The good news for commercial loan brokers is that there are billions of dollars in private capital available to finance, refinance or recapitalize all types of commercial property having intrinsic value. The available pool of alternative capital represents a unique opportunity for the commercial real estate community to step outside its normal comfort zone and explore new avenues of commercial financing in these challenging times.

When I think about the accomplishments Remington has achieved over the course of 2010, and the dedicated team that made it possible, I can’t help but believe that this company is the strongest it has been in its 17 year history. I look forward to another great year of growth and success in 2011.

The most important question an Affiliate Partner can ask his or her client is: “What have you tried so far to secure financing?” If they can get the financing they need from their bank, they don’t need Remington. However, if they have tried to secure financing and have been unsuccessful, then it makes sense for them to engage our services.

Asking about future financing needs

Many brokers new to commercial finance often miss the opportunity to cultivate future business when a potential client says that they don’t have a need for financing today. If you’ve managed to get a decision-maker on the phone, you’ve got to take full advantage of the opportunity to establish a relationship. The following two scenarios are bound to resonate with any serious owner-operator.

In the past five years have you missed out on an opportunity because you didn’t believe that you could secure the necessary financing?

What would you do tomorrow if three great opportunities came across your desk and you only had enough capital to take advantage of one of them? Would you let the other two opportunities just pass you by? What difference would it make to your business if you could get in on all three?

When you make people aware that capital is available for the projects that they have been missing out on, you are likely to be the first person they call when the next opportunity comes knocking.

Remington seeks to add analysts to it’s team

As a result of the increased demand for our services we will be adding two new analysts to our capital structuring department. The work that each analyst performs is so demanding that there are limitations to the amount of accounts each analyst can effectively manage. In our desire to make sure that every client receives optimal service we are bringing on the new analysts.

Capital Sources Very Active

I am pleased to report that our capital sources seem to be very active in demands to see an increased deal flow. All up and down the capital stack there seems to be a healthy appetite for more deal flow. This is a very exciting development.

We are pleased to announce that we will be adding Peter Kwee to our capital markets group. Peter brings to our team a great background in both corporate and real estate finance. In addition he is fluent in Chinese and will be instrumental in helping us expand our efforts in china.

Recession over, Hardship not

Recent headlines indicated that the recession ended in june 2009. It seems in many ways that this technical ending has not seen a turnaround in the unemployment figures. Let’s hope that it will soon. In the meanwhile Remington continues to remain very active. Our ability to maintain our capital sources in good and bad times is the key to this.

Small business lending legislation

We were very pleased to see the passage of legislation to increase lending to small business. We think that this should result in more jobs. Small business has always been a major focus of our business. Over the years we have helped many small businesses to get started, to expand, to acquire other businesses and in many other ways. If you know of a small business that needs capital for any purpose we would love to help them also.
