What is Distressed Real Estate?

We keep seeing the term distressed real estate more and more in the press and on the business news. I am sometimes asked what does that mean. Maybe the easiest explanation would be that the value of the subject property has fallen to a number which is lower than the unpaid balance on the mortgage.
