Requests From Capital Sources
I have noticed an increased number of letters we have received recently from capital sources looking to us to refer business to them. I view this as a very positive sign.
Financing Offers On The Rise
Over the last two months, we have seen a significant increase in the number of financing offers we have secured on behalf of our clients. In the last 45 days alone we have received six offers from our capital sources on our clients’ projects. We’re excited by this increase in appetite from our capital sources and expect the number of approvals to continue to grow in the months to come.

We are encouraged to see increased activity in the commercial real estate sector for properties under water. We have been receiving more phone call from brokers seeking help for their clients and we are seeing more cooperation than ever from lenders willing to work with us to keep owners in their properties. You’re Not Alone
Every day, I talk with people who are having trouble securing financing for their projects. Many of the people that I speak to tell me that this is the first time they have not been able to go to their local bank to get the capital they need. Some are in the painful position of needing to refinance, others don’t want to miss out on a spectacular opportunity. In each of these cases, we have the experience and access to capital necessary provide solutions.
New Opportunities in Commercial Financing
The good news for commercial loan brokers is that there are billions of dollars in private capital available to finance, refinance or recapitalize all types of commercial property having intrinsic value. The available pool of alternative capital represents a unique opportunity for the commercial real estate community to step outside its normal comfort zone and explore new avenues of commercial financing in these challenging times.
Three Reasons Deals Don’t Close
In my experience, there are three main reasons that deals fail to close:
- The deal is unfundable
- The deal is not being presented effectively to the capital markets
- The deal is not being presented to the right capital sources
While we do come across deals that fall into the first category, the majority of deals that are brought to Remington are not hopeless; they just need work.
A Year of Growth at Remington
When I think about the accomplishments Remington has achieved over the course of 2010, and the dedicated team that made it possible, I can’t help but believe that this company is the strongest it has been in its 17 year history. I look forward to another great year of growth and success in 2011.
The First Question
The most important question an Affiliate Partner can ask his or her client is: “What have you tried so far to secure financing?” If they can get the financing they need from their bank, they don’t need Remington. However, if they have tried to secure financing and have been unsuccessful, then it makes sense for them to engage our services.
